Avenida Partners Introduces Resort-Style Adult Apartment Community in Centerra

Avenida Partners has announced plans to develop a resort-inspired apartment community for active adults age 55 and older, situated within the Centerra master-planned community. Avenida Loveland will offer 154 rental senior apartment homes consisting of one- and two-bedroom floorplans, providing a new residential option that is tailor-made for adults residing in, or relocating to, Loveland who are interested in having more time for fun in a maintenance-free and program-enriched lifestyle.

The introduction of this active adult community in Centerra complements the wide-range of housing offerings across the master-planned community developed by McWhinney, with its current residential communities comprised of single-family homes, townhomes, condos, apartments, and affordable communities. With expansive trail systems and convenient access to the mountains, parks, and gardens, Centerra caters to residents who desire an active lifestyle with an appreciation for the outdoors. Centrally located in the fast-growing northern Colorado region, Avenida Loveland will greatly appeal to the senior who seeks a healthy and engaged lifestyle and desires to be within close proximity to shopping, dining, and advanced medical professional services.

Avenida Loveland will be located along the Loveland and Greeley Canal trail at the corner of Highway 34 and Boyd Lake Avenue, just east of Boyd Lake and north of First National Bank within High Plains Village. The 180,000-square-foot building will be constructed on 6.5 acres, with construction for the project beginning in April 2021 and a grand opening slated for fall 2022. Firms involved in the project include Brinkman Construction and Element Architects. The three-story Avenida Loveland property will feature a modern farmhouse architectural design and offer modern apartments with contemporary finishes, including designer flooring, quartz countertops, spacious bedrooms, walk-in closets, step-in showers, and private patios and balconies. The community will offer convenient floorplans ranging from 650 square feet to 1,300 square feet, with a mix of one- and two-bedroom, two-bath apartment homes. An array of carports, garages, and storage will also be offered to residents onsite.

“We’re excited to bring this dynamic new lifestyle to Loveland. Avenida Loveland provides an opportunity for existing residents to ‘rightsize’ in the community where they raised their families, and it gives someone who has always wanted to live in Loveland—and specifically Centerra—an opportunity to do so,” said Matthew May, Project Manager at Avenida Partners. “Our residents will have the option to explore nearby restaurants and retail, as well as walk or bike the adjacent miles of trails that directly connect our community to Boyd Lake and the rest of Loveland. We’re honored to have the opportunity to add to the existing fabric of Centerra and provide a much needed and unmatched residential option for the senior we hope to call a resident.”

Future residents will benefit from 10,000 square feet of best-in-class interior amenities and over 2 acres of landscaped exterior amenities. Interior amenities will include an upstairs lounge and observation terrace with stunning views of the Front Range, a private dining room, a bistro bar, a theater, a fitness center and yoga studio with expansive views, and a creative arts studio. The exterior amenities will include a pool with an aerobic zone and separate spa, a pickle ball court, a creek-side picnic area, outdoor entertainment areas with grilling and dining spaces, an enclosed dog run, an observation terrace, and much more. Residents at Avenida Loveland will also enjoy, at no charge, a daily continental breakfast and Avenida’s proprietary 5 to ThriveTM resident enrichment program, which promotes active aging and holistic wellness with a robust calendar of activities and events—all included in the monthly rent.

“At Centerra, we seek to craft a community lifestyle experience that delivers the full spectrum of residential options fulfilling community members’ unique and varied needs,” said David Crowder, Vice President of Community Development for McWhinney and General Manager of Centerra. “The Avenida Loveland project expands our residential offerings in Centerra and is focused on housing options designed specifically for residents as they plan toward retirement, locate near family, or age in place. The recent collaboration with The Capstone at Centerra senior living community adjacent to this property will help meet the demand for assisted living and memory care services in the area, with Avenida Loveland filling the remaining niche by supporting residents 55 and older looking for a contemporary home supporting active, independent lifestyles.”
