Eaton To Open New Facility At McWhinney’s Baseline Community In Broomfield

McWhinney announced Eaton, a global power management company, has signed a lease for 76,188 square feet within Building 3 of the Baseline Innovation District located at 1765 W. 160th Avenue in Broomfield. Eaton’s lease for roughly half of the 152,761 square foot flex industrial building reflects the growing interest from sophisticated users in the 1,100-acre mixed-use community, which is located adjacent to the intersection of the I-25 and E-470 transportation corridors. Eaton is expected to take occupancy in November.

McWhinney is nearing the completion of the core and shell, which, together with a “sister” building next door, represents over 305,000 square feet of new, class-A flex-industrial space intentionally designed to serve more discerning flex-industrial users in advanced manufacturing, technology, aerospace, food distribution and similar fields. The buildings are rich in amenities and elevated design features, including 28’ clear height, abundant glazing, roll-up glass doors, solar-readiness and outdoor gathering areas in Baseline’s burgeoning business hub. Starting in 2018, McWhinney previously completed its first two speculative industrial buildings in the Innovation District, which are 100% leased.

And with over 300,000 square feet of core/shell space that will be complete this month, we can quickly accommodate a broad range of users and their needs.”
Broker partners Jeremy Kroner and Jim Bolt with CBRE represented McWhinney in the lease transaction. Eaton was represented by CBRE’s Jeremy Ballenger, Tyler Carner and Jessica Ostermick. “Baseline is a great fit for Eaton and other companies looking to enhance their employee experience and expand their production capabilities. The campus caters to innovative industries with modern building features and amenities designed to attract and retain skilled talent,” said Kroner.
