McWhinney Breaks Ground on 306,000 SF of Elevated Flex Industrial Space at Baseline

McWhinney has 306,000 square feet of construction underway on its third and fourth Class-A flex industrial buildings at the Baseline Innovation District in Broomfield. Baseline is McWhinney’s 1,100-acre master planned community, located at the junction of I-25, Northwest Parkway (E-470) and Baseline Road (Hwy.7).

The pair of 152,761-square-foot spec buildings will be located adjacent to McWhinney’s two existing flex industrial buildings near the intersection of Sheridan Blvd. and W. 160th Ave.

Driven by the success of their first two buildings, which are 100% leased, McWhinney will deliver buildings III and IV concurrently — both are slated for completion in March 2023. The project will feature many elevated design elements, including full-height 12-foot storefront glass, 28-foot clear ceiling heights, and glass roll-up garage doors opening to landscaped outdoor plazas. Sustainable development is an important McWhinney brand pillar and a key guiding principle of the Baseline community – the buildings will be solar-ready, and include skylights for day lighting, EV charging stations, pollinator-friendly landscaping and a construction waste program.

“More so than their predecessors, these buildings will be rich in amenities with elevated design features to appeal to discerning flex-industrial users in advanced manufacturing, aerospace, ag-technology, R&D and similar industries,” said Clyde Wood, vice president of commercial and mixed-use development at McWhinney.

The first of four buildings was completed in 2018 and currently serves four tenants — OED, ABS, CML Security and Takkion. The second was more recently completed and is fully leased to BEGA North America, a California-based lighting manufacturer. Nearby, McWhinney also recently completed — and has since sold — a 200,000 square-foot, build-to-suit, last-mile distribution center.

McWhinney has partnered with broker CBRE to offer competitive lease opportunities. “Baseline is a thriving business hub,” said Jeremy Kroner, senior vice president, CBRE. “Its location between Boulder and Denver; its easy access to I-25 and the Northwest Parkway; and its unparalleled parks, trails, residential, and future retail and cultural amenities make it an obvious choice for companies looking to expand into the north Denver metro area.”

Project partners include architect Ware Malcomb, structural engineering firm Peak Engineering, and general contractor Golden Triangle.
