McWhinney & Sage Hospitality Bring Urban Hotel & Restaurant Development to Downtown Fort Collins

FORT COLLINS, COLO. – December 10, 2014 – McWhinney, an experienced Colorado-based real estate investment, management and development company, will join Sage Hospitality to develop a new hotel in downtown Fort Collins. McWhinney and Sage Hospitality, with financial support from local investors, including Bohemian Cos., will build the 85,000 square-foot hotel at the former Armadillo restaurant site on Walnut Street.
“This hotel will fill a longstanding need for a downtown lodging and meeting facility,” said Matt Robenalt, executive director of Fort Collins’ Downtown Development Authority. “This is a community vision that is coming to fruition and which will add to the vibrancy and economic vitality of our city.”
Upon completion, the hotel will feature approximately 165 rooms, meeting space and a ballroom. Sage Hospitality, a leading Colorado-based hotel development and management company, will take an active role in the hotel design and will manage day-to-day operations of the hotel.

In addition, Denver-based Sage Restaurant Group, which has several restaurants in the area, plans to implement one of its newest brands in part of the available restaurant space.

The group of developers and investors is currently pursuing cost estimates and plans to begin construction next year, with estimated completion of the project slated for 2017. McWhinney and Sage Hospitality have previously partnered on other historic redevelopment projects. Most recently, McWhinney and Sage Hospitality served on the Union Station Alliance to redevelop Denver’s historic Union Station, a luxury hotel, restaurants and high-end retail. In addition, McWhinney and Sage Hospitality are redeveloping Denver’s historic Windsor Dairy Block buildings, for a mixed-use concept, including a Sage Hospitality independent hotel.

McWhinney and Sage will lease the future hotel site from Fort Collins-based Bohemian Cos., which owns the 2-acre land parcel.
