McWhinney to Break Ground on Centerra Industrial Building Four

DENVER — Due to the enormous success of the award-winning, 3,000-acre master-planned community, Centerra, in Loveland, Colorado-based developer McWhinney has announced it will break ground this month on Centerra Industrial Four. The Class A building will be the largest of McWhinney’s industrial offerings in the community, coming in at 123,000 square feet, and will capitalize on the features that made Buildings One and Two successful, including a focus on the needs of warehouse distribution users.
The news comes off the heels of McWhinney’s other announcement this week that Building Two is now fully leased. The 83,890-square-foot building, Centerra Industrial Two, located at 5135 East 37th Street in Loveland, will be occupied wholly by Toddy, LLC, who leased half of Centerra Industrial One last year. Mike Eyer and Jim Bolt of CBRE along with Kyle Lundy of C3 Real Estate Solutions completed the 83,890-square-foot lease. Toddy is expanding its cold-brew system operations and taking full occupancy of the second building this summer.
“The industrial properties McWhinney has developed at Centerra are unique in that there are not many options in the immediate area that cater to the specific needs of distribution users. From the high ceilings to the dock-high doors to the access to major interstates, the offerings at Centerra Industrial Park are some of the most functional buildings in Northern Colorado,” said Mike Eyer, vice president, CBRE.
Centerra Industrial Four is projected to be completed in January of 2019, and will include 24-foot clear heights, dock-high loading, ESFR sprinklers and flexible space configurations similar to those developed on Centerra Industrial One and Two. McWhinney, in developing and expanding its industrial portfolio, is focused on increasing industrial, warehouse and distribution facilities in Northern Colorado, where a growing number of technology and industrial-focused companies are looking to locate and/or expand.
