FoundryLine, a 17-story luxury apartment community in Denver’s River North Arts District, has opened its doors.

The 348-apartment community is near the 38th and Blake light rail station and includes art installations like a mural from muralist James Bullough that celebrates Denver’s arts and culture history. Each apartment also includes mountain or city views and energy-efficient amenities like smart thermostats and electric vehicle charging stations.

The complex was developed by McWhinney and joint venture partner PGIM Real Estate.

“We are excited to see community flourishing at FoundryLine,” Kirsty Greer, McWhinney executive vice president of multifamily and build-to-rent, said in a press release. “With its prime location in RiNo and proximity to mass transit, downtown and the mountains, the apartment homes are quickly filling and adding to the vibrance, culture and energy the RiNo Arts District is known for.”

SALES

BKM Capital Partners acquired the 122K SF industrial property known as the West 6th Center in Denver for $10.8M. BKM represented itself in the deal. Cushman & Wakefield’s Alec Rhodes, Aaron Valdez and Raymond Trevisan negotiated on behalf of the seller.

LEASES

Lifting Gear Higher Corp. leased more than 14K SF of industrial space at 13250 E. Smith Road in Aurora. Newmark’s Mike Viehmann, Mike Wafer and Mike Wafer Jr. represented the landlord, CO Rocky Mountain Business Center LLC. JLL represented the tenant.

Enforce Inc. signed a new lease for 14K SF of industrial space at 2896 W. 64th Ave. in Denver. Newmark’s Mike Viehmann and Mike Wafer Jr. represented the landlord, The MCC Amigos LLC.

Maia Wealth extended its lease for 3K SF of offices at the LoDo Towers at 1401 17th St. in Denver. Newmark’s Clay Jones represented the tenant.

Prenuvo Clinic signed a new lease for 3K SF of offices at The Citadel, located at 3200 Cherry Creek Drive S. in Denver. Peter Staab and Nathan Johnson of Newmark represented the landlord, CACP Citadel LLC, while Colliers International represented the tenant.

VIP Mortgage Inc. signed a lease for nearly 3K SF of office space at 1120 W. 122nd Ave. in Westminster. Newmark’s Roger Simpson represented the landlord, the Colorado Public Employees’ Retirement Association.

Barr Engineering Co. extended its lease on 2,800 SF of office space at 4251 Kipling St. in Wheat Ridge. Newmark’s Mike Wafer Jr. and Jim Damiani represented the tenant.

G2 Secure Staff signed a new lease for 1,900 SF of office space at 7001 Tower Road in Denver. Newmark’s Eddie Kane, Victor Frandsen, Tim Harrington, Alan Polacsek, Charles Sutherland and Manuel Breidenbach represented the landlord.

CONSTRUCTION AND DEVELOPMENT

Acoya Cherry Creek, a 137-unit independent and assisted living facility in Denver, opened this week. The senior living community was developed by Cogir Senior Living and Ryan Cos.

NexCore Group and its subsidiary HATCHspaces celebrated the opening of a new life sciences building called HATCHlabs at Wilderness Place, situated at 2880 Wilderness Place in Boulder. The 34K SF building was converted from an old Boulder Beer Co. location.

THIS AND THAT

A new venue called Two Moons Music Hall will open in Denver’s River North Arts District in March. The 200-person venue is located at the corner of 29th Street and Larimer Street and was developed by Pearl Street Hospitality.
