Niwot-based natural and organic specialty market was looking to expand along the front range and turned to McWhinney to help fill a grocery gap in downtown Fort Collins.

In 2016, McWhinney purchased the property, owned by Wells Fargo Bank, at the prominent corner of College Ave. and E. Mulberry Street, following a national Sports Store closure. McWhinney worked closely with the City of Fort Collins to modify the site use from retail to grocery in order to bring the site up to current development requirements.

Three years later, the building underwent a $3M renovation where bike parking and landscaping elements were added, in addition to incorporating load dock screening to transform the site into a vibrant neighborhood grocer within walking distance to nearby residential, Downtown Fort Collins, and Colorado State University.

The 25,000 square foot natural food market opened in early 2019, becoming Lucky’s Market’s fifth location in the state, supporting more local farmers, producers and serving local customers.
